5 Mistakes People Make When Remodeling Their Kitchen in Fauquier County, Virginia

Kitchen remodeling

Because we’ve seen it and experienced a lot in 30 years, we’ve compiled a list of 5 mistakes people often make when remodeling their kitchen.

Mistake # 1: Ignoring How Your Family Really Lives

You just saw the perfect kitchen on Houzz or on HTGV, right? That’s great! Save the photo to Houzz for ideas and inspirations. But that’s not all you should do. Why? A kitchen should suit your household’s daily needs. It must make sense for how you and your family cook, eat, entertain, and clean up. Clipping articles and pictures can help you imagine a new kitchen that truly fits your family’s lifestyle. A good, experienced kitchen remodeler and/or designer will ask you important questions about your cooking and eating habits, family schedule, and other important details that will affect the types of appliances, storage, and countertops you need.

It doesn’t matter how great everything looks if it doesn’t work for you.

Mistake # 2: Ignoring Your Home’s Architecture

A great kitchen honors other rooms around it. That is especially true when tearing down walls to open it up to other rooms. The style of moldings and trim in adjacent spaces make a bigger statement when you repeat them in the kitchen. For example, if your family room has a traditional fireplace with dentil molding, consider using the same on the kitchen cabinetry crown, rather than a rope, dart or competing trims. Tying the two spaces together visually gives the new openness and entertaining element of your kitchen and family room a much better flow and continuity.

Another area to consider is the flooring. Choose flooring and cabinetry finishes that also work with nearby materials. The whole area will look larger if the flooring is the same throughout. If budget restraints prevent say, continuing hardwood flooring, choose something in a similar color to get the same space-enhancing effect.

Mistake #3: Ignoring Your Home’s Value

We advise clients to renovate their kitchen in keeping with their home’s true value. Be proportionate on your kitchen remodel. A $75,000 kitchen remodel won’t turn a $500,000 home into a $575,000 home. Your kitchen remodel can enhance your home and bring you a decent return on your investment, However, only if you do it proportionately and smartly. On average, a kitchen remodel will get you a 70% return on investment. Don’t choose a design element simply because it may be the latest fad. Instead, choose an element that will be timeless and last as long as your kitchen will (or until you’re ready to remodel your kitchen again!).

Mistake #4: Ignoring Your Neighbors

We’re not suggesting that you involve your neighbors in your kitchen planning. However, we are suggesting that you factor in neighborhood standards for the maximum resale value of your house. What that really means is if every other house in the neighborhood has Granite or Quartz countertops, laminate countertops aren’t going to help you out when and if you sell your home. Think of it as trying to get the most bang for your remodeling bucks! In addition, if most of the neighborhood’s remodels have upgraded to KitchenAid or GE Monogram appliances, you’re likely going to be overspending on Viking and Wolf.

Mistake # 5: Remodeling to Re-Sell in a Couple of Years

This may contradict some of what was said in Mistake # 4, but it’s worth saying anyways. We often hear clients say they are remodeling because what if they must sell down the road. First, it’s still your kitchen in your home. Second, you should remodel the kitchen the way you want the kitchen to be that works with your lifestyle and not how you think a potential buyer may or may not like in 4 or 5 years. So, we say go for that Wolf Stove, or go for that beautiful copper farmhouse sink if you have your heart set on it! You should enjoy your kitchen!
